What a CCTV Survey Actually Does

A camera on a flexible rod goes into the drain through an access point, usually a manhole or an inspection chamber, and travels the full length of the run while recording HD footage. A surveyor watches it live and flags defects as they appear: cracks, root ingress, displaced joints, collapsed sections, or illegal connections. You get a report with timestamps, location markers, and a condition grade.

The whole thing takes one to three hours on a typical residential property. You don't need to be in. The engineer doesn't need to dig anything up.

What It Usually Finds

Not all findings are catastrophic. Some are worth knowing, some are urgent.

  • Root ingress from trees in the garden or neighbouring land (very common in SP1 and SP2 properties with mature gardens)
  • Cracked or displaced clay joints, especially on runs older than 50 years
  • Grease and fat build-up that hasn't caused a blockage yet but will
  • Illegal connections, a neighbouring property draining into your private run, which is your liability once you own the house
  • Bellying, a low sag in the pipe where water pools and solids build up
  • Previous patch repairs that have shifted or failed

When It's Especially Worth It

Pre-purchase surveys aren't always necessary. A newly built property covered by a 10-year NHBC warranty and with records of drainage sign-off is lower risk. A flat in a modern managed block where the freeholder maintains shared drainage is different again.

Get one when:

  • The property is pre-1970 construction, anything older than that is likely clay
  • There are large trees within five metres of the drain run
  • The property has been extended or converted and drainage routes aren't obvious
  • It's in Laverstock, Quidhampton or the Bourne Valley villages, where private runs can be long before they reach a public sewer
  • The seller can't produce any drainage history or recent survey

Using the Report as Leverage

This is the part people miss. A survey report with a condition grade isn't just reassurance, it's a negotiating document. A Category 3 defect (structural failure requiring immediate attention) found before exchange gives you a straightforward choice: ask for a price reduction, ask the vendor to remedy it before completion, or walk away with your costs limited to the survey fee.

Finding that same defect six months after you've moved into your Bishopdown semi means you own the problem in full.
